Different roofing systems have different typical service lives, but actual lifespan depends heavily on climate, maintenance, installation quality, and exposure. A CNA uses industry benchmarks as a starting point, then adjusts for site-specific conditions.

Common expected lifespans include:

  • Commercial flat roofs (single-ply membranes like TPO, EPDM, PVC)
    • Typical range: 15–25 years
    • Influenced by UV exposure, thermal cycling, foot traffic, and maintenance quality.
  • Built-up roofing (BUR) and modified bitumen
    • Typical range: 15–30 years, depending on number of layers and maintenance.
  • Asphalt shingle roofs (3-tab and architectural)
    • Typical range: 15–30 years
    • 3-tab shingles tend toward the lower end; architectural shingles can reach 25–30 years in moderate climates.
  • Metal roofs (standing seam, corrugated, metal shingles)
    • Typical range: 30–50+ years
    • Highly dependent on coating quality, fastener integrity, and corrosion protection, especially in coastal or industrial environments.

A CNA does not just apply these ranges mechanically. If a 20-year roof is already showing widespread deterioration at year 12, the assessment will reflect a shorter Remaining Useful Life based on observed condition, not just age.
