- Roof area and complexity – total square footage, number of penetrations, parapets, and equipment curbs.
- Removal vs. overlay – whether existing layers must be removed (more expensive) or if an overlay is permissible under code.
- Material selection – basic vs. premium membranes, shingle grades, or metal profiles and coatings.
- Access and logistics – height, crane needs, staging areas, and any operational constraints (e.g., keeping a facility open during work).
- Regional pricing – local labor rates, material availability, and market conditions.
While exact pricing requires a contractor bid, a CNA provides order-of-magnitude estimates that are sufficient for capital planning and reserve funding.
